Conceived as a new approach towards missing middle housing focused on contextual density, and livability, the project is organized as five individual dwelling units that form a cohesive multifamily residence within an evolving residential neighborhood in Santa Monica, CA. Located on a corner lot, the project utilizes the available open space and street frontages to distribute the scale and massing of the building in relation to natural lighting, circulation, and neighborhood density. Entrances and landscaping are stepped as you move around the building, maintaining the substantial front yard areas and existing vegetation along Delaware Avenue, and providing a variegated frontage of access and landscaping along Yorkshire Avenue The massing of the units integrate shifts in building faces, changes in height, gabled roof forms, and articulated entries to establish a finer-grained residential scale at the street. The upper levels are similarly differentiated through setbacks and changes in material and roof forms, creating a varied and familial profile while reducing the perceived scale of the building when viewed from the surrounding streets. The project design is optimized through restraint and site specificity. The resulting composition allows the project to establish a responsive and considered building form at the corner while maintaining a recognizable relationship to the proportions, scale, and materiality of the existing residential fabric.
